DENSITY CALCULATIONS
HC AREA 1 UNIT/ACRE - 22UNITS
AP-40 ACRE 1 UNIT/40 ACRE - 16 UNITS
AG-100 AREA 1 UNIT/100 ACRES - 3 UNITS
90% OPEN SPACE CLUSTER - 32 UNITS
MAXIMUM ALLOWED LOTS - 73 UNITS

On site utilities will include a waste water treatment facility and private community water system.

Anticipated conditional use applications include:
Guest Ranch or Lodge intended to attract visitor patrons on a daily basis or extended stay.

I visited the Kamas City Hall today to inquire about this project. Lately I had talked to people that thought this was a done deal. FYI: it is not a done deal. The project is in the annexation process which takes a lot of time. There have been several Public Input meetings so far. Jackie Blazzard (Kamas City Planner) says “We haven’t really had many comments on this project”. She said “Summit County has given us these plans that conform to the county zoning codes”.

Now is the time to get involved and at least be part of the process. So when you drive by the High Star Ranch and see the bulldozers you will know what is happening.

I was in the Kamas Food Town today and asked Ann Maready, a checker that I knew lived near the High Star Ranch if she knew what was going on with this development. She really had no idea, but when I showed her the building map as seen here, she was quite surprised with what she saw. “Oh My, I thought they were going to be large lots” she said. A 4 year resident is now aware of what changes are in store as I encouraged her to tell her neighbors about this and go to the Public Hearing on Tuesday night.

At Kamas Food Town I also chatted with Rhonda Mitchell, the manager that was in the booth working. She lives on the 1000 acre parcel adjacent to this property on the north. I asked her if she knew much about this development and again she was lacking real information. She did get a little emotional and said “I believe this development will affect our irrigation water” an issue very dear to all people of this valley. After looking at the drawing she said “This is just too many homes for the acreage”.

Marian resident and contractor said “I haven’t seen the site plans” then asked “are these homes going to be built by the developer?” High Star Ranch replied “yes the developer will be building homes on the property but the majority of the lots will be purchased by individuals and it would be up to them to find a contractor.” Don also stated “how do we make comments on something we don’t know about?”

Marian resident said” I moved from the Salt Lake Valley 2 years ago to get away from development like this where she was living and said “I am concerned about the density”.

Marian resident and local realtor said “There has been no plat published for the public or much information or documentation”. She continues “I feel the density is too much and the project should be designed to be a part of Kamas”

Kamas resident and local business owner commented “I want to know the benefits to Kamas City? What about Roads, Sewer, and Maintance?” Living next to this project he says “I have noticed much more traffic now and I am concerned with the Road and Access”. He concludes “I want to know the truth about this project. So I can make my stand if I am in favor or against it”.

Beaver Creek Water stands strong and is concerned with this project. “We are concerned with the trail near the canal, the clearing out of the ditches, and how they us the water and make it usable to the project”.

An owner of High Star Ranch commented “we are looking for a happy medium, we are open minded, we understand your concerns, and we will address them one by one. This is a responsible plan and project and I pledge my cooperation”.

City Council member commented “There must be public access to the Site Plan”. He suggested a large plat of the development at the City Hall. “There must be an agreement in place with the Ditch Company and Canal Company.” He agrees with a prior comment and states “this project will change the Kamas Valley”. He comments to the developer “I feel you have increased the density from 70 to 100 units with the guest houses and care taker lots” and concludes “This all must be in black and white for us to approve the annexation”.

City Council member commented “for this project to be approved it needs to be a major benefit to Kamas City and the citizens. A project of this magnitude has to be right. My desire is to make that happen”

It is obvious that Kamas City residents haven’t known much about this project. The developer says that the plats have always been available but there is nothing at Kamas City Hall for the public to view. The issues of setbacks, square footage of the Bunkhouses and Guest Home rentals are a big concern to the council. This was a good public hearing and it is good to read these comments so we can understand the future of the valley. Next Public Hearing is set for March 25th. Please leave more comments:

someone should ask the mayor or council if kamas city already asked high star for some money up front to pay for last years waterline/road demolition project

I talked with the Kamas City Mayor, Louis Marchant at last weeks City Council and want to share a few of this thoughts concerning the High Star Ranch annexation. First of all it has been approved by Summit County. This is where the public comments should have started. The current reactions from the residents of Marian are somewhat too late.

Then why does Kamas City want the annexation? Obviously, there are benefits for both parties. But the bottom line is, as the mayor stated “If the annexation doesn’t happen and High Star Ranch puts in their own sewer treatment plant, the development will go ramped in that area with not much we can do about it.”

We support Kamas City Council and see them to be very competent in there work. Good luck to them and High Star Ranch in the future to make best for the citizens of the Valley.

I want to know how much these lots or houses are going to cost. Is this just one more super high end property? Isn't there a new stipulation in the current code that states a certain number of affordable units need to be provided by each new development. Will are kids be able to afford to live here when they graduate college or are we just marketing to people trying to get out of california? Are there going to be impact fees paid to our school systems ? How many long term jobs do you guys plan on creating? Is this going to be a improvement to our vally ? Will you hook on to the sewer system ? will the sewer system need to be improved to accomidate the extra volume ?
